Renters seeking affordability should focus their search on municipalities south of the Fraser River, such as Surrey and Langley, where 1-bedroom prices are over $300 lower than the regional average. In core markets, be prepared for competition and have documents ready to apply quickly.

For landlords

Demand for two and three-bedroom units remains exceptionally high, commanding premium rents and experiencing minimal vacancy. While month-over-month price growth is slowing, year-over-year returns remain strong.
